Sage Longboat Key Condominiums Specify Penetron Waterproofing to Resist Florida's Marine Environment

The exclusive Sage Longboat Key condominiums in Sarasota, Florida combine a beachfront setting with wraparound views of the Gulf of Mexico and Sarasota Bay. PENETRON ADMIX SB, a crystalline waterproofing admixture supplied in soluble bags, was specified to protect below-grade foundation structures and elevator pits against water ingress, chloride exposure, and the demands of a coastal marine environment.

ORLANDO, Fla., Oct. 29, 2026 /PRNewswire/ -- Longboat Key is a barrier island positioned between Sarasota Bay to the east and the Gulf of Mexico to the west, with much of its western shoreline defined by beaches and direct exposure to coastal conditions.

Designed by Hoyt Architects, the Sage Longboat Key luxury condominium complex features 16 expansive beachfront residences with unobstructed views of both the Gulf of Mexico and Sarasota Bay. Housed in four five-story buildings, the four-bedroom, 4.5-bath residences range from 4,000 to 4,300 ft2 (364 to 390 m2) and include 12-foot (3.6-m) ceilings and private elevator access. The four top-floor penthouses each feature private rooftop terraces with plunge pools. Amenities include a beach club, Olympic-size lap pool and deck, beach cabanas, fire pit, fitness center, yoga studio, and concierge services.

"Sage Longboat Key is located directly on Longboat Key beach on the Gulf of Mexico. This seaside location made robust protection of the concrete structures exposed to the marine environment a priority for the design and construction team," notes Darrin Vogeli, Account Manager for Penetron USA.

For the Longboat Key project, the balconies, pool, amenity deck, and elevator pits are exposed to the marine environment of the beachfront location. The pool and elevator pits, as the deepest concrete elements in the development and are also exposed to high groundwater levels as well as chloride ions. Without appropriate protection, exposed and below-grade concrete in these conditions can become vulnerable to moisture infiltration driven by climate and hydrostatic pressure. Over time, water ingress may contribute to corrosion of embedded reinforcing steel and deterioration of the concrete structure.

For architects and general contractors working in coastal environments, long-term waterproofing performance is a critical consideration for concrete structures. On the Sage Longboat Key project, Moss, the ready-mix concrete supplier recommended PENETRON ADMIX SB as the concrete waterproofing solution, and the admixture was specified for all concrete elements.

PENETRON ADMIX SB was introduced into the concrete mix during batching. When exposed to moisture, its active ingredients react within the concrete matrix to form a non-soluble crystalline network throughout the pores and capillary tracts. This network helps reduce permeability, even under hydrostatic pressure, by blocking water movement through the concrete and supporting the durability of hard-to-access below-grade structures.

"The self-healing capability of the PENETRON ADMIX SB-treated concrete used for the Longboat Key condominiums helps ensure long-term durability of the concrete structures and can significantly reduce the need for future concrete-related maintenance," adds Darrin Vogeli.

The Penetron Group is a leading manufacturer of specialty construction products for concrete waterproofing, concrete repair, and floor preparation systems. Through its global network of regional offices, representatives, and distribution channels, the Group provides technical support to the design and construction community worldwide.

SettleMint Integrates Its Digital Asset Lifecycle Platform with IBM Digital Asset Haven

- Financial institutions and regulated entities can manage tokenized assets based on their regulatory environments and operational needs.

- The integration brings together digital asset custody, transaction controls and lifecycle management.

LEUVEN, Belgium, Oct. 29, 2026 /PRNewswire/ -- SettleMint today announced that its Digital Asset Lifecycle Platform (DALP) has been integrated with IBM Digital Asset Haven, enabling financial institutions, governments and other regulated organizations to manage tokenized assets throughout their lifecycle while leveraging IBM Digital Asset Haven's secure wallet management, transaction orchestration and policy governance capabilities.

Together, DALP and IBM Digital Asset Haven enable organizations to move rapidly from pilots to full production, with institutional controls at every layer and capabilities for end-to-end issuance and delivery versus payment (DvP) on a permissioned Ethereum Virtual Machine (EVM) network. Tokenized assets, including securities, deposits, equities, treasuries and stablecoins, can now be issued and managed throughout their lifecycle, from issuance to transaction approval.

IBM Digital Asset Haven provides wallet and key management, transaction approvals and governance capabilities, while SettleMint's DALP applies asset-eligibility and transfer rules, aligning who sets policy, who approves activity and who resolves exceptions.

"Financial institutions are now looking at digital assets in the context of the systems, controls and governance frameworks they already use," said Adam Popat, CEO of SettleMint. "Our work with IBM is focused on making that integration practical, so digital assets can operate within the same enterprise environment rather than requiring a separate technology stack."

"As financial institutions move from exploring tokenization to putting it into practice, trust, security and control become increasingly important," said Kelly Pushong, Director of Product Management, IBM Z and LinuxONE Software. "IBM Digital Asset Haven provides a scalable foundation with security and governance capabilities to help institutions manage digital asset transactions while maintaining control over their operations. Our work with SettleMint is an example of how we are bridging emerging digital asset opportunities with the needs of established financial systems."

The integration between SettleMint's DALP and IBM Digital Asset Haven is now available. For more information, visit www.settlemint.com and https://www.ibm.com/solutions/digital-assets

Why Waiting for Ready Data Is Riskier Than Starting AI Now
Image File
Original HTML

I regularly have the same conversation across industries, company sizes and geographies. An executive describes years of investment in data infrastructure. A transformation program is underway, and the team is doing serious work. They have reached the reasonable conclusion that they need to finish the transformation before they can start implementing AI.

Here's what I tell them: "Finished" is a condition that never arrives. Waiting for a finished data estate can delay the value that organizations could start proving today.

Across global enterprises, 97% are running active AI initiatives, but only 5% say their data is ready to support them. Most treat that gap as a reason to wait. But the organizations pulling ahead treat the gap as a starting point.

Snowflake's new ebook "Break the Sequence" examines the biggest brake on enterprise AI: the belief that transformation must be complete before AI can begin.

How a good prescription became a bad rule

The advice to fix data before using AI was written for a different world. When enterprise data lived in on-premises silos with proprietary storage formats, running analytics across multiple systems meant physically moving data into one place first. The sequence that followed was technically sound: migrate, centralize, govern, then build. Each step unlocked the next, and eventually nobody questioned it.

Over time, organizations turned that advice into a stricter rule: Don't do AI until every single legacy platform is out the door and your migration is complete. That's a misinterpretation, but it's the version of the message that took hold.

"Finished" is an impossible standard

Your data estate is never perfectly finished. New applications will arrive. Regulations change. Businesses acquire companies. AI models evolve. If you are constantly waiting for things to be perfect before creating value, you will never create value.

The risk of doing nothing, in a competitive market, is often the greatest risk. And in markets where AI compounds operational advantage, every quarter spent waiting is a quarter your competitors extend their lead.

3 ways organizations get stuck

If the assumption that transformation must be complete before AI can begin is wrong, why do so many large organizations still follow it? Most enterprises fall into one of three archetypes.

The battle-scarred: Spent years and significant capital transforming their data estate. They've heard the data warehouse pitch, the data lake pitch and the lakehouse pitch. The AI pitch can sound like the same promise repackaged. Now they're being asked to choose between finishing the transformation and starting AI, but both can be done together.

The clean sheet: Has yet to complete a large-scale transformation and may be told the organization is years behind. That diagnosis misses an important advantage: without the same technical debt and sunk costs, leaders can design for today's technology landscape rather than reproduce yesterday's infrastructure patterns.

The mid-mandate: Has an AI strategy and a leadership mandate but a transformation backlog is blocking execution. The obstacle appears technical but it's based on the assumption that the data platform must be complete before AI can begin.

These organizations start from different places, but face the same decision. Continue treating transformation as the prerequisite for AI, or run AI delivery and modernization in parallel.

Running both tracks at once

Let's say you're renovating your kitchen. What do you do if you need to cook? You create a makeshift kitchen somewhere else and you keep living in the house while the work happens. The same is true for a business.

The parallel model applies that logic to AI. It splits the work into two tracks that run at the same time.

Track 1 is AI delivery. You identify a business outcome you can prove in 90 days, find the data that supports it and start building. That data is imperfect, distributed and sitting in the systems it was always in. You govern it where it sits, using one policy layer that applies regardless of which engine touches it. AI workloads run on that foundation today.

Track 2 is modernization. Migrations continue, legacy systems are consolidated, and pipelines are improved. This work proceeds on its own timeline, with its own milestones. The difference is that it no longer blocks AI delivery. When a migration completes, it connects with what track 1 has already built. Nothing is thrown away and nothing has to wait.

The two tracks also inform each other. When AI workloads are live across real systems, it becomes clear which consolidations deserve priority and which legacy platforms can wait. You modernize in order of demonstrated value, with evidence from production AI use cases guiding the roadmap.

This extends existing investment. Every platform decision, every migration and every already-built pipeline stays in play. The parallel model builds on what you have, governed consistently, while delivering results now. In "Break the Sequence," we call this the leapfrog strategy: skipping the queue that the old sequential model created, without skipping the work.

What "ready enough" looks like

The bar for starting is lower than most organizations believe. These conditions are enough to get moving:

- You know where the data comes from.

- You know who owns it.

- You can govern access to it.

- You understand its limitations.

- The business is willing to make decisions with it.

Most large enterprises can meet that bar with the data they already have, even before a transformation program is complete.

If you're a farmer, your success is measured by the harvest, while the tractor helps with the work. The same principle applies to AI. The platform handles more of the infrastructure, while domain experts identify where AI can improve decisions and outcomes.

That is the shift: use the data and expertise you already have to prove value now while modernization continues in parallel.

The farmer's job is the harvest

Once the starting conditions are clear, the focus shifts to the people who know where AI can create value. Executing AI in your enterprise previously required large horizontal teams: data engineers to move and transform data, data scientists to build models, analysts to interpret outputs, program managers to coordinate between them.

That model is changing because the data platform now handles more of what those horizontal teams used to do manually.

The analogy I like to use is that of the farmer. If you're a farmer, you won't get upset that a tractor has been invented. Your job isn't to plow the field; your job is to maximize the harvest and the tractor helps you do that.

The same philosophy applies when deploying AI strategically in your business. The platform handles the infrastructure, and the domain expert identifies where to apply AI for business impact.

In retail, it's the buyer who understands markdown optimization. In manufacturing, it's the operations manager who knows where downtime is costing money. In financial services, it's the credit analyst or compliance officer who understands the use case.

That is the shift: use the data and expertise you have to prove value now while modernization continues in parallel.

Download the full ebook to understand the five changes that retired the old way of operating, the parallel model and how it works in practice and the steps for taking your first AI outcome to the board.

"All Access with Andy Garcia" to Explore Character Development and College and Career Readiness with New Orleans Military and Maritime Academy

Upcoming segment will examine how academic instruction, leadership education and student support prepare cadets for life beyond the classroom.

NEW ORLEANS, Oct. 29, 2026 /PRNewswire/ -- "All Access with Andy Garcia" is scheduled to film with New Orleans Military and Maritime Academy (NOMMA) on November 5, 2026, for an upcoming educational segment exploring how the academy combines rigorous academics, leadership education, and character development within a structured school environment to prepare students for success beyond high school. The production will examine how the academy pairs high expectations with mentorship and support to help studentsâknown as cadetsâreach their academic and personal potential.

NOMMA is a tuition-free, open-enrollment public charter school serving students in grades 8-12 from throughout the greater New Orleans area, offering both college preparatory and career training pathways. A consistently high-performing school, NOMMA distinguishes itself through a unique educational model in which every cadet participates in Marine Corps Junior Reserve Officers' Training Corps (JROTC). The program emphasizes leadership, citizenship, responsibility, teamwork, and self-discipline, while participation does not create any obligation to enter military service. Through classroom instruction, cadet leadership roles and community service, students have opportunities to put these values into practice.

The segment will also explore how NOMMA balances a highly structured environment and high expectations with individualized mentorship and support programs that help cadets succeed. Alongside these efforts, the academy's career and technical education programs, industry-recognized credentials, internship opportunities, and partnerships with higher education, military, and maritime organizations connect classroom learning with real-world experiences and opportunities beyond graduation. Viewers will learn how this approach prepares cadets for college, military service, or careers while emphasizing the personal qualities needed to succeed in whichever path they choose.

"At NOMMA, we believe a quality education must develop more than academic knowledge. Our cadets need the discipline to meet challenges, the character to make sound decisions, and the confidence to pursue opportunities beyond high school. Through rigorous academics, leadership education, and character development, our dedicated team of Marine Instructors and civilian teachers is preparing young people not simply to graduate, but to succeed in life," said Col. Christopher J. Schlafer, USMC (Ret), Commandant of New Orleans Military and Maritime Academy.

Rethinking Senior Living for Military Families: Air Force Enlisted Village Redefines Lifetime Care on "All Access hosted by Andy Garcia"

Exploring a shift from basic housing to holistic community support, a new educational segment highlights how specialized care honors the lifelong sacrifices of surviving military spouses.

LOS ANGELES, Oct. 29, 2026 /PRNewswire/ -- A new educational feature of "All Access hosted by Andy Garcia" explores the evolving landscape of military family support, spotlighting the efforts of Air Force Enlisted Village. Captured on location in Shalimar, Florida, on August 17, 2026, the segment details how comprehensive care models support surviving spouses of enlisted service members. The program offers Public Television audiences a detailed look at how purpose-driven residential options address both housing security and long-term emotional well-being.

The narrative emphasizes how modern senior care must evolve beyond physical accommodations to address the total health of residents. Air Force Enlisted Village showcases its multidimensional approach, integrating progressive health services, social enrichment, and inclusive community support. By utilizing comprehensive resident feedback and data-driven operational strategies, the organization ensures that care plans adapt seamlessly to changing demographics. This educational presentation highlights how structured, compassionate environments allow residents to age in place while maintaining dignity and independence.

"At Air Force Enlisted Village, we believe caring for military families does not end when the service member hangs up the uniform. For nearly six decades, we have been honored to provide surviving spouses of enlisted Airmen and Guardians with more than a place to live, we provide community, purpose, dignity, and the peace of mind that comes from knowing they will never face life's challenges alone. This program highlights an important reality: senior living should support the whole person, creating opportunities for connection, wellness, and belonging so residents can age with independence and confidence."

â Brooke McLean, CMSgt (Ret.), President/CEO, Air Force Enlisted Village

The broader senior housing sector is undergoing a necessary transformation as providers pivot from purely clinical operations toward lifestyle-centric communities. Historically, long-term care focused heavily on basic physical assistance, often leaving social and emotional needs unaddressed. Today, industry research confirms that meaningful peer connection and vibrant daily activities significantly improve cognitive health and overall longevity. Restructuring senior care to emphasize active community life requires significant operational innovation, strategic donor engagement, and dedicated staff training, ensuring that housing providers meet modern expectations while delivering consistent, high-quality care to diverse senior populations.

As health technology advances, care facilities increasingly implement automated assessment software to streamline operations and evaluate patient needs. However, these digital systems frequently present transparency issues, operating without clear visibility into how clinical recommendations are generated. To ensure equitable outcomes, organizations must utilize inclusive data sets that reflect diverse health backgrounds and personal histories. Combining transparent technology with direct, personal communication prevents algorithmic bias and ensures that administrative tools enhance, rather than replace, human-centered decision-making in long-term resident care.

About "All Access hosted by Andy Garcia": "All Access hosted by Andy Garcia" is an award-winning educational documentary series distributed across Public Television stations nationwide. The program offers viewers insightful coverage on groundbreaking developments in medicine, science, technology, and culture, hosted by acclaimed actor Andy Garcia. Envision Marks First International Application of SAFc at Global Citizen NOW, Providing Environmental Attributes Corresponding to 10 Tonnes of COâ Emissions Reductions

SYDNEY, Oct. 29, 2026 /PRNewswire/ -- Envision, a global leader in green technology, expanded its Sustainable Aviation Fuel certificate (SAFc) solution internationally as the Sustainability Partner of Global Citizen NOW: Perth. This marks the company's first international application of SAFc, demonstrating a practical pathway to integrate aviation decarbonization into the sustainability practices of major global events.

For this event, Envision delivered environmental attributes corresponding to 10 tonnes of COâ emissions reductions. These reductions are linked to the actual production and use of sustainable aviation fuel (SAF), with the associated attributes recorded and retired through a leading global Registry to ensure transparency and traceability.

Alongside this initiative, Envision's Australian team participated in the event's broader programme, including discussions on clean energy investment and industrial decarbonisation, bilateral meetings, and the Capital Mobilization Roundtable and Masterclass. Through these engagements, the team exchanged perspectives with leaders from business, investment and the climate community on Western Australia's potential role in the next-generation green industries, while exploring opportunities to strengthen collaboration, mobilize investment and accelerate the clean energy transition.

Co-hosted by Global Citizen and the Government of Western Australia, the summit took place ahead of COP31, convening representatives from governments, businesses, philanthropic foundations, and First Nations communities to advance clean energy access, climate resilience, and inclusive economic development.

The Perth SAFc initiative builds on Envision's SAFc application at the 26th China International Fair for Investment and Trade (CIFIT) in Xiamen in September, where the company demonstrated how SAFc could address the air-travel emissions of a major conference. Global Citizen NOW: Perth represents the next stepâapplying this model internationally and demonstrating its potential as a scalable solution for companies and major events seeking to tackle aviation-related emissions across global value chains.

The initiative also reflects Envision's broader approach to corporate decarbonisation. Across wind and solar power, energy storage, green molecules, net-zero industrial parks, and green computing, Envision is developing integrated solutions to help companies tackle emissions across their operations and value chains.

"Envision will continue to explore the application of green fuels across aviation and international events, foster collaboration throughout the green fuel value chain, and support aviation's low-carbon transition through transparent, traceable environmental attribute management," said Bella Zhang, Head of Global SAF at Envision.
