Real Estate Expert Kim Odegard Explains How to Prioritize Home Repairs Before Selling in HelloNation
Image File
Original HTML

The article explains how sellers can prioritize property condition while avoiding costly cosmetic projects that may not add value.

SCHERERVILLE, Ind., Sept. 21, 2026 /PRNewswire/ -- What should you not fix before selling your house? A HelloNation article featuring insights from Real Estate Expert Kim Odegard of Odegard Real Estate Team | eXp Realty provides the answer.

The article explains that getting a house ready to sell does not require fixing every visible flaw. Sellers may notice old paint, worn floors, dated fixtures, or rooms that could be improved. Good home sale preparation starts with identifying which problems could truly matter to buyers.

Cosmetic updates are among the first projects many sellers consider. New countertops, cabinets, flooring, and light fixtures can make a home appear newer. However, the article notes that these improvements can become expensive, while buyers may have different preferences for colors, materials, and designs.

Kitchen and bathroom renovations are examples of projects sellers may want to reconsider. A complete remodel can require a significant investment even when the existing features function properly. The article explains that a buyer may still prefer to make changes after purchasing the property.

Flooring requires similar consideration. Older carpet, scratched hardwood, or dated tile may stand out during a showing, but replacing flooring throughout a house can be costly. Buyers may also prefer another material, making a large flooring project less valuable to them.

The article distinguishes cosmetic concerns from necessary home repairs before selling. A loose railing, leaking pipe, broken window, or active water problem could affect the home's safety or function. These problems may also receive greater attention during a home inspection.

Electrical, plumbing, roofing, and heating concerns may deserve attention before improvements based mainly on style. The article notes that a pre-listing inspection can sometimes provide more information about a home's condition before buyers begin viewing it. This approach is not appropriate for every seller, but it may identify issues earlier in the process.

Local market conditions can also influence repair decisions. The article explains that buyers may be more accepting of older finishes when fewer homes are available. When buyers have more choices, condition and appearance may receive closer attention.

Price range and neighborhood expectations also matter. Buyers often compare a property with similar homes nearby. If older kitchens or bathrooms are common in the area, updating those spaces may not be as important as addressing functional concerns.

Time and cost are additional factors in home sale preparation. Even projects that appear simple can take longer because of materials, contractors, or unexpected complications. Delaying a sale for an improvement that a buyer might later replace may not make financial sense.

The article notes that smaller projects can still help a property look cared for. Touching up damaged paint or repairing a loose handle is different from completing a major renovation. Sellers can focus on obvious maintenance concerns without trying to make every part of the home look new.

Real Estate Expert Kim Odegard provides insights featured in the article's discussion of local buyer expectations and repair decisions. The article also explains that inspectors and contractors can provide additional information when physical problems require specialized evaluation.

Choosing the right home repairs before selling ultimately involves considering condition, cost, timing, and likely buyer expectations. The article explains that sellers do not need to create a perfect house. Understanding which issues matter and which cosmetic projects can wait may help sellers avoid unnecessary work before listing.

What Not to Fix Before Selling Your House features insights from Kim Odegard, Real Estate Expert of Schererville, Indiana, in HelloNation.

In HelloNation, Personal Injury Law Expert John Wright of Rochester, NY, Explains When to give a Recorded Statement After a crash
Image File
Original HTML

ROCHESTER, N.Y., Sept. 21, 2026 /PRNewswire/ -- Insurance adjusters often call within hours of a car accident, requesting recorded statements that sound routine but can sabotage injury claims. A new HelloNation article from Rochester attorney John Wright exposes the hidden traps in these conversations and reveals why thousands of New York drivers unknowingly damage their own cases by being "too cooperative."

"People think they're just being helpful when an adjuster calls," says Wright, who has represented hundreds of accident victims in Rochester. "But I've seen cases destroyed by a single sentence. Someone says 'I feel fine' right after the crash, then three days later they can't get out of bed, and the insurance company uses that recording to deny their claim."

The biggest mistake? Talking to the other driver's insurance company. "You have zero obligation to speak with them," Wright emphasizes. "But they'll call, sounding friendly and concerned, asking 'just a few quick questions.' Everything you say gets recorded, analyzed, and weaponized against you. I tell every client: politely decline and hang up."

Insurance apps pose a newer threat that many drivers don't recognize. Wright warns that uploading photos or drawing accident diagrams in these apps creates permanent records that can backfire. "I've seen cases where someone drew an arrow showing their car position, and the insurance company used it to argue the driver was at fault," he explains. "These apps feel casual, but they're evidence-gathering tools designed to minimize payouts."

New York's no-fault system covers basic medical costs and lost wages, but fault still matters for serious injuries and property damage claims. "People assume no-fault means they don't need to worry about what they say," Wright notes. "But if you have significant injuries, you'll need to prove fault to recover full damages. Statements made in the first 48 hours before you even know how badly you're hurt can torpedo that claim months later."

Wright's advice is simple: provide basic facts to your own insurer, date, time, location, parties involved, but nothing more without legal counsel. For the other driver's insurance? "Just say 'I'm not prepared to discuss the accident at this time' and end the call," he advises. "You're not being difficult. You're protecting your legal rights."

The article details specific questions adjusters use to trap victims, reveals what information drivers are legally required to provide, and explains when it's time to consult an attorney. For Rochester accident victims facing pressure from insurance companies, Wright's insights could mean the difference between a fair settlement and a denied claim.

Should I Give a Recorded Statement or Use Insurance Apps After a Crash in New York? features insights from John Wright, Legal Expert of Rochester, NY, in HelloNation.

Immunoassay Market to Reach US$ 47.5 Bn by 2031, Growing at 6% CAGR: New Report by Wissen Research
Image File
Original HTML

SHERIDAN, Wyo., Sept. 21, 2026 /PRNewswire/ -- The global immunoassay market is projected to grow from USD 35.5 billion in 2026 to USD 47.5 billion by 2031, registering a CAGR of 6% during the forecast period (2026–2031), according to a new study by Wissen Research.

Growth is being driven by rising prevalence of infectious diseases, cancer, and chronic and autoimmune disorders, alongside growing demand for fast, sensitive, and reliable detection of biomarkers, antibodies, and hormones. Wider adoption of automated, high-throughput analyzers and continued advances in chemiluminescence, electrochemiluminescence, and multiplex immunoassay technologies are improving diagnostic accuracy while extending testing into decentralized and point-of-care settings.

Where Immunoassay Testing Is Heading: Multiplexing and Digital Detection

The next phase of growth in immunoassay testing is being shaped by a shift from single-analyte testing toward multiplex and digital immunoassay platforms capable of detecting several biomarkers simultaneously from a single, minimal-volume sample. Recent advances include barcoded multiplex digital ELISA systems capable of detecting up to eight targets from less than 9 microliters of blood with sensitivity reaching the low-attomolar range — a level of precision that opens the door to broader use in oncology biomarker panels, immune profiling, and precision diagnostics.

At the same time, automation continues to reshape laboratory throughput. High-throughput analyzers such as Roche's cobas e 801 can process more than 300 immunochemistry tests per hour with automated reagent handling and quality control, while integrated platforms like Siemens Healthineers' Atellica Solution combine clinical chemistry and immunoassay testing on a single system. Alongside this, microfluidic and point-of-care immunoassay platforms are extending testing beyond centralized laboratories into hospitals, physician offices, and decentralized clinical settings, supported by continued advances in miniaturization and digital detection.

What's Fueling Growth in the Immunoassay Market

- Rising Disease Burden: Growing prevalence of infectious diseases, cancer, cardiovascular disease, and autoimmune disorders is driving demand for accurate, sensitive immunoassay-based testing.

- Laboratory Automation: Growing adoption of automated, high-throughput immunoassay analyzers is improving efficiency, reducing manual intervention, and accelerating diagnostic turnaround times.

- Expanding Biomarker Applications: Rising demand for early disease detection is broadening immunoassay use across oncology, cardiac testing, endocrine disorders, and infectious disease diagnostics.

- Detection Technology Advances: Progress in chemiluminescence, electrochemiluminescence, and fluorescence-based platforms is improving assay sensitivity and specificity.

- Point-of-Care Expansion: Growing demand for decentralized testing is driving adoption of rapid immunoassay platforms that support timely diagnosis outside centralized laboratories.

- Pharmaceutical and Biotech Research Demand: Increasing use of immunoassays in drug development, therapeutic drug monitoring, and clinical trials is supporting sustained market demand.

Challenges Facing the Immunoassay Market

Cost remains a persistent barrier to broader adoption. Advanced automated analyzers and ultrasensitive digital immunoassay platforms require substantial upfront investment, while ongoing reagent, consumable, calibration, and maintenance costs add to the total cost of testing — a burden that can be especially difficult for smaller laboratories and resource-constrained healthcare facilities to absorb.

Analytical consistency presents further challenges. Cross-reactivity, non-specific binding, matrix effects, and interference from heterophile antibodies can all affect result accuracy, and highly sensitive assays require careful control of background signal to avoid false positives. Variation in assay formats, reagents, and calibration standards across different manufacturers and platforms also makes it difficult to achieve consistent results across laboratories — a standardization gap that continues to limit interoperability across the industry.

Recent Strategic Developments in the Immunoassay Market

In March 2026, QuidelOrtho partnered with Lifotronic to expand its global immunoassay offering beyond its existing VITROS diagnostic system portfolio.

In February 2026, LubioScience and Mabtech entered into a strategic partnership to strengthen availability of ELISA, EYRAplex, ELISpot, and FluoroSpot immunoassay technologies for research and diagnostics customers in Switzerland.

In March 2025, Gentian Diagnostics launched the GCAL Calprotectin Immunoassay together with Beckman Coulter Diagnostics, expanding availability of the assay across Beckman Coulter's clinical chemistry platforms.

These moves reflect a market where established diagnostics companies continue to broaden assay menus and international distribution through partnerships, while smaller specialized players expand access to niche and research-focused immunoassay technologies.

Allegheny Health Network Launches New National CRNA Recruiting Campaign, $110,000 Student Loan Repayment Program, to Strengthen Western Pennsylvania's Certified Nurse Anesthetist Workforce
Image File

The loan repayment program — created in collaboration with Clasp, a national leader in retention-driven healthcare recruiting — positions AHN as an employer of choice for early-career CRNA talent

PITTSBURGH, Sept. 21, 2026 /PRNewswire/ -- Allegheny Health Network (AHN) today announced the launch of a new national recruitment and loan repayment program designed to strengthen the pipeline of Certified Registered Nurse Anesthetists (CRNAs) in Western Pennsylvania.

The workforce investment campaign aims to address the ongoing regional and national shortages in CRNAs by reducing financial barriers to education and attracting early-career CRNA talent. A CRNA is an advanced practice registered nurse who specializes in administering anesthesia and monitoring patients before, during, and after surgical procedures.

Without an adequate supply of CRNAs, health systems have trouble meeting patient access demands for surgical procedures, especially elective procedures. Operating rooms face delayed starts and extended turnaround times, and CRNAs themselves experience higher burnout rates.

Through a new collaboration with Clasp, a national leader in retention-driven healthcare recruiting, AHN will provide employer-sponsored student loan repayment for qualified nurse anesthesia students who commit to joining the organization full-time as a CRNA after graduation.

The collaboration with Clasp allows AHN to reach a much broader, national population of CRNA candidates.

Clasp, based in Boston, connects employers to healthcare students through its national retention-driven recruitment platform. By enabling health care systems to sponsor loan repayment tied to early job commitments, Clasp helps employers to secure job commitments while students are still in school, and gives students and early-career professionals access to guaranteed debt relief, deferring loan repayment until after they hit retention milestones.

AHN is Clasp's first Pennsylvania collaborator.

How it works for students:

- Employer Matching: Students apply through Clasp and match with participating hospitals or health networks (such as AHN) that need nurse anesthetists.

- Work Commitment: Students agree to a multi-year employment term with AHN, in exchange for a debt repayment commitment.

- Direct Payments: Once the student begins full-time employment, AHN makes regular monthly payments directly to the federal or private student loan servicer, through the Clasp platform.

- No Claw-backs: Employees keep every dollar contributed by the employer toward principal balance.

Loan repayment is distributed over the employee's first three years of employment through the Clasp platform.¹

The launch comes as healthcare organizations nationwide continue to face significant shortages of CRNAs and other advanced practice clinicians, with hospitals competing aggressively for a limited pool of hard-to-hire talent. By investing in future CRNAs before they enter the workforce, AHN is taking a proactive approach to building a strong talent pipeline while helping nurse anesthesia students transition from school into high-impact clinical careers.

"Healthcare systems across the country are exploring innovative ways to recruit and retain talented clinical professionals, and anesthesia is clearly a priority for most organizations," said Stacy Kittridge, VP, Human Resources Highmark and AHN. "Working with Clasp gives us the opportunity to engage CRNA students earlier in their training, help ease one of the biggest financial barriers of pursuing this career path, and build lasting relationships with clinicians who will be critical to AHN's future workforce."

Eligible CRNA students who are within two years of graduation may apply to the program, receive an employment commitment prior to graduation, and begin receiving student loan repayment once they join AHN full-time.

"Healthcare organizations are rethinking how they attract and retain hard-to-hire clinical talent in an increasingly competitive labor market," said Tess Michaels, CEO & Founder of Clasp. "Allegheny Health Network is leading the way by investing in nurse anesthesia students before they graduate, creating a pathway that helps reduce student debt while building a stronger, more resilient CRNA workforce for Western Pennsylvania."

The initiative supports AHN's broader workforce strategy focused on talent attraction, retention, pipeline development, and expanding access to meaningful healthcare careers throughout the region.

Nurse anesthesia students interested in launching their careers with Allegheny Health Network are encouraged to visit careers.ahn.org or learn more about the program at clasp.com/alleghenyhealthnetwork.

Rutika Mehta, MD, MPH, Joins NYU Langone's Perlmutter Cancer Center to Expand Upper GI Cancer Care and Research
Image File

NEW YORK, Sept. 21, 2026 /PRNewswire/ -- Rutika Mehta, MD, MPH, a nationally recognized gastrointestinal (GI) medical oncologist, has joined NYU Langone Health's Perlmutter Cancer Center as director of upper GI medical oncology, further expanding the center's clinical and research programs for patients with upper GI cancers, including cancers of the esophagus and stomach.

Dr. Mehta is widely recognized for building multidisciplinary care programs and innovative clinical trials for upper GI cancers. Her research focuses on personalizing cancer treatment through molecular profiling, or detailed testing of a tumor's biology, and blood tests such as circulating tumor DNA tests, helping guide patients to the therapies most likely to benefit them.

Her arrival marks an important step in the continued growth of Perlmutter Cancer Center's Gastrointestinal Cancer Center, which brings together specialists in medical oncology, surgery, radiation oncology, gastroenterology, pathology, radiology, nutrition, and supportive care to deliver coordinated, personalized treatment. In her new role, Dr. Mehta will work closely with Noah A. Cohen, MD, section chief of complex GI surgical oncology, to further strengthen multidisciplinary care and expand clinical research opportunities.

"Dr. Mehta is an outstanding addition to Perlmutter Cancer Center at an important time in the growth of our GI Cancer Center," said Manuel Hidalgo Medina, MD, co-director of the GI Cancer Center. "Her expertise in upper GI cancers, commitment to multidisciplinary care, and extensive experience developing clinical trials will strengthen our ability to provide patients with access to innovative treatments while advancing research to improve outcomes."

Dr. Mehta treats patients with a wide range of GI cancers, specializing in cancers of the esophagus, stomach, and gastroesophageal junction—where the esophagus meets the stomach. Because these cancers often require a complex combination of treatments, she emphasizes a team-based approach that tailors care to each patient's needs and goals.

"Patients with esophageal and gastric cancers need a team that brings together the best science, the right expertise, and a clear understanding of what matters most to them," said Dr. Mehta. "I am excited to join NYU Langone and build on the growth of the GI Cancer Center by expanding personalized, biomarker-driven care and access to clinical trials, while ensuring that patients and their families feel informed and supported throughout their care."

At Perlmutter Cancer Center, Dr. Mehta will continue to expand the clinical trials available to patients with upper GI cancers, including investigator-initiated studies and trials evaluating new targeted and biomarker-driven therapies. She also serves on the National Cancer Institute's Upper GI Task Force, which helps shape national clinical research strategies for upper GI cancers.

About Dr. Mehta

Dr. Mehta joined NYU Langone from Weill Cornell Medicine, where she established an Upper GI Working Group to advance clinical and research collaboration. Previously, at Moffitt Cancer Center in Tampa, Florida, she helped build its Upper GI Malignancies Program and developed a robust clinical trials portfolio that gave patients access to new treatment options.

Her research has included clinical trials evaluating targeted therapies, immunotherapies, antibody-drug conjugates, and cellular therapies for GI cancers. She has particular expertise in HER2-positive gastroesophageal cancers and participated in the clinical development of zanidatamab, a HER2-targeted therapy. Her work also explores circulating tumor DNA and comprehensive molecular profiling to better understand treatment response, recurrence, and resistance.

In addition to her clinical and research leadership, Dr. Mehta is active in patient education and advocacy. She works closely with patient advocacy organizations, including Debbie's Dream Foundation and Hope for Stomach Cancer, participating in patient support groups, educational programs, and community events focused on GI cancers.

SWCA Launches Regulatory Radar to Help Project Teams Anticipate Environmental Regulatory Change

PHOENIX, Sept. 21, 2026 /PRNewswire/ -- SWCA Environmental Consultants has launched SWCA's Regulatory Radar, a subscription-based regulatory intelligence platform that helps project teams anticipate and adapt to environmental regulatory changes before they affect budgets, reviews, permitting timelines and compliance obligations.

The regulatory environment for infrastructure, energy and development projects is moving quickly, leaving many teams to track dense policy changes while also managing active projects. Regulatory Radar helps organizations understand what changed, why it matters and what actions they should consider before a regulatory shift appears as a surprise in a comment letter, permit condition, inspection finding or project delay.

"Regulatory changes can create uncertainty for organizations responsible for complex projects," said Infrastructure Policy and Permitting Strategy Director Ross Pilotte at SWCA. "Regulatory Radar helps teams move from reaction to readiness by connecting policy developments with the practical context they need to make better project decisions."

Powered by SWCA's regulatory and technical leaders, Regulatory Radar combines policy insight with real-world experience across permitting, environmental review, compliance requirements and project delivery. Each insight includes the SWCA Lens, where SWCA advisors explain how a regulatory development may play out in practice, what they are seeing across projects and which issues may deserve closer attention.

Unlike industry newsletters that summarize what changed or legal alerts that explain what a rule requires, Regulatory Radar connects regulatory developments to the operational decisions clients face every day. It brings the value of sitting across the table from an SWCA advisor and asking, "What could this mean for my project?"

Regulatory Radar currently supports audiences focused on power and energy, infrastructure and construction compliance. Subscribers receive portal access and targeted alerts when regulatory developments may affect inspections, permits, schedules, budgets or compliance obligations. In a world of noise, Regulatory Radar provides the steady guidance project teams can use to navigate change with confidence.

Subscriptions are available for students, individuals and enterprise accounts, giving subscribers access to timely regulatory insights and project-centered guidance as new developments take shape.

LAS VEGAS, Sept. 21, 2026 /PRNewswire/ -- IGT announced today that, Jamie Knight will assume the role of Chief Studios Officer on Jan. 1, 2027, succeeding Jean Venneman, who will retire at the end of 2026 following more than 30 years in gaming. Knight will build on the strong foundation established under Venneman's leadership and lead IGT's continued studio investments, driving innovation across game design, content development and studio operations.

Knight brings two decades of experience across the industry's largest suppliers, with deep expertise in translating creative vision into player-favorite content. Having begun her career as a creative, she understands the collaborative process required to transform original concepts into successful products, a perspective that will inform her leadership of studio operations.

Jean Venneman, who will retire on December 31, 2026, began her career at IGT in the early 1990s and went on to hold senior leadership roles across product development, licensing, technology and operations before rejoining IGT in 2024. Since returning, she has rebuilt the company's global studio operations from the ground up. Under her leadership, she assembled and empowered a world-class studio team with more than 1,200 employees, established shared best practices across studio cultures and created the operational and creative foundation that positions IGT and Everi for accelerated growth.

We are deeply grateful for everything she has contributed to our organization and our industry. Jamie's combination of creative instinct, studio leadership and focus on innovation in design and math will build on that momentum and unlock new possibilities across our combined studio organization."

As Chief Studios Officer, Knight will establish clear priorities for studio teams, drive innovation in game mechanics and mathematical modeling, and create an environment where creative talent can do exceptional work. Her vision centers on delivering the most dynamic and engaging content that meets the evolving demands of players and operators globally.

"I'm energized to lead our studio teams and build on the strong foundation in place," said Jamie Knight, incoming Chief Studios Officer. "Returning to this organization and helping strengthen our global studio organization has been a meaningful way to close my career," said Jean Venneman, Chief Studios Officer.
