Stockholm – November 02, 2026 -- Skanska is investing CZK 2.2 billion (about SEK 1 billion) in the fourth phase of its Emil Kolben District residential project in Prague, Czech Republic. The construction contract is worth CZK 1.3 billion (about SEK 590M) and will be booked in Europe's order bookings for the fourth quarter of 2026.
Phase four delivers 272 low-energy apartments and five non-residential units
Construction starts in November 2026, with completion expected in spring 2029. The architecture draws on the site's industrial heritage and is paired with new public spaces.
Pre-sales exceed 30 percent for the large phase
Björn Mattsson, Business Unit President at Skanska Residential Development Europe, said the project has an "attractive customer offering" in its market. He pointed to pre-sales above 30 percent for a relatively large phase.
The full project comprises five phases with 1,069 residential units and a total area of 51,000 square meters. Skanska expects it to provide more than 1,000 homes once complete.
Building targets BREEAM Very Good certification
The building meets the requirements for BREEAM certification at the Very Good level. The low-impact living concept centers on energy efficiency, sustainable technologies and certified materials, with efficient drinking water management. Access to the city center is meant to reduce the need for car travel.
Local district representatives and a landscape architect helped develop the public spaces. These will include recreational areas and features designed to support biodiversity.
