SAN FRANCISCO – November 03, 2026 -- Lead-to-tour conversion rose 35% in a randomized A/B test across 311 communities run by Weidner Apartment Homes, after Apartment List and Grotto AI integrated renter search data into leasing agents' live coaching.
Grotto feeds Apartment List renter preferences to agents before calls and tours
Apartment List, an AI-powered rental platform, has partnered with Grotto AI, a provider of sales coaching and on-site visibility for apartment leasing teams. Renters on Apartment List enter their budget, move-in date, pets and must-have amenities during search. Grotto's platform shows those preferences to leasing agents before they speak with a prospect.
Grotto combines the renter information with property details and available inventory. It then coaches agents in real time on when to use it during conversations.
Weidner test across 311 communities shows 35% lift in lead-to-tour conversion
Weidner Apartment Homes, which the companies describe as one of the largest U.S. apartment operators, ran the randomized A/B test. Where Grotto surfaced Apartment List's renter insights and coached agents to use them, lead-to-tour conversion increased by 35%.
Cody Lee, Director of Marketing at Weidner, said Grotto already helps agents book high-converting tours. He added that Apartment List data extends that benefit to new prospects entering the funnel, giving them a personalized experience from the first contact.
Partners target the repeated-questions problem in the rental journey
For a renter seeking a two-bedroom unit with in-unit laundry and room for a pet, an agent can arrive prepared to discuss matching units. The conversation then builds on what the renter has already shared rather than restarting with basic questions.
Nick Deveau, Co-Founder and CEO of Grotto, said that in the current process "every step of the rental journey is a cold start," with no unified customer journey linking inbound inquiries, calls and tours.
Mike Wolber, Chief Sales Officer at Apartment List, said the integration is meant to cut the time agents spend starting from scratch. Apartment List says its platform draws on 12 million leases with known outcomes and 65 million conversations between renters and properties. The company is paid when a lease is signed.
The companies say the integration helps property operators get more from the leads they already receive.
