Denver's Modera Second Avenue Opens Preleasing in Cherry Creek

DENVER – November 03, 2026 -- Renters can now preapply for one of 110 new luxury apartments at Modera Second Avenue, a midrise community at 195 Cook Street in Denver's Cherry Creek North neighborhood. Mill Creek Residential says preleasing is underway and first move-ins are expected in November.

The homes average 1,264 square feet

The community offers one-, two- and three-bedroom layouts. More than 90 homes have private outdoor space, and over 70 have large room-style balconies. The 17 top-floor loft homes add gas fireplaces on their terraces. The building is being built to, and is pursuing, NGBS Gold Certification.

Interiors include nine-foot ceilings and smart-home tech

Every home gets quartz countertops, 42-inch soft-close cabinetry with under-cabinet lighting, a large chef's island, stainless steel appliances, oversized windows with roller shades and in-home full-size washers and dryers. Keyless entry, USB outlets and smart thermostats are standard. Bathrooms have double vanities and backlit mirrors.

Select homes add soaking tubs, frameless glass showers or built-in temperature-controlled wine coolers. Premium collection homes include waterfall kitchen islands, pendant lighting, French door refrigerators and heated primary-bathroom floors.

A rooftop deck, pool and cold plunge anchor the amenities

The rooftop deck has grilling areas, fire pits and lounge seating with city and mountain views. Downstairs, residents get a resort-style pool and spa with cabanas, a fitness studio with a TRX station and spin bikes, a yoga and Pilates studio, and a contrast therapy area with a cold plunge and sauna.

The clubroom includes a coffee bar, catering kitchen, outdoor patio and a multi-sport simulator. Other perks include a pet spa, a bike repair station, dedicated bike storage, 24/7 self-serve package lockers and a controlled-access parking garage with EV charging.

The location earns a Walk Score of 89

Cherry Creek Shopping Center, with more than 160 retailers including Nordstrom, Apple and Tiffany & Co., plus a Whole Foods Market, is minutes away. Fillmore Plaza hosts outdoor dining, concerts and farmers markets year-round. The dog-friendly Cherry Creek Trail runs toward downtown, and the 24-acre Denver Botanic Gardens is also nearby.

Tyler Wilson, senior managing director of development at Mill Creek Residential, said the company is pleased to add a second community in the neighborhood and is aiming for a top-of-market option for renters.
