"Our third quarter results significantly surpassed our expectations, as strong broad-based group and corporate transient demand coupled with an incremental increase in leisure demand from several large events drove substantial increases in Same-Property RevPAR, Same-Property Total RevPAR and Same-Property Hotel EBITDA compared to the same period last year," said Marcel Verbaas, Chairman and Chief Executive Officer of Xenia. "Robust top-line performance, driven by Same-Property ADR growth of 6.4% and an increase of 380 basis points in Same-Property Occupancy, combined with disciplined expense management, resulted in margin growth of 295 basis points. Very strong RevPAR growth at our properties in Philadelphia, New Orleans, San Diego, Santa Clara, Pittsburgh, Houston, Key West and Orlando led the way in the third quarter. Performance exceeded our projections throughout our portfolio, driven by continued strengthening of transient demand in addition to significant growth in group demand compared to the third quarter of 2025. Reflecting our continued emphasis on margin improvement and earnings growth, Adjusted EBITDAre and Adjusted FFO per share increased 26.0% and 56.5%, respectively, compared to the same period last year."
"The revenue growth we saw in the first three quarters of the year has continued into October, as we estimate Same-Property RevPAR was up approximately 8% compared to October 2025," continued Mr. Verbaas. "As a result of our significant third quarter and October outperformance compared to our prior expectations, as well as continued confidence in the strength of demand for the remainder of the year, we have raised our outlook for full year 2026 meaningfully. We have increased the midpoint of our full year 2026 guidance for Adjusted EBITDAre by $8 million and Adjusted FFO per share by $0.09 compared to prior guidance. We continue to believe our high-quality and well-located portfolio is well-positioned for future growth as we expect lodging demand for higher-end hotels and resorts to continue to be strong while supply growth remains limited for the foreseeable future."
