Lincoln Avenue Breaks Ground on 40-Unit Senior Housing in Illinois

CHANNAHON – November 03, 2026 -- Lincoln Avenue Communities (LAC) has broken ground on The Talia, a three-story, 40-unit affordable housing community for adults aged 55 and older in Channahon, Illinois, with completion expected in 2027.

The project is LAC's fourth ground-up construction project in Illinois. It is financed in part by federal Low-Income Housing Tax Credits (LIHTC) that the Illinois Housing Development Authority (IHDA) awarded in 2025, when the project was known as Mallard Point Senior Apartments.

All 40 units target households at or below 60% of area median income

Thirty units will be leased to seniors earning up to 60% of area median income (AMI). The remaining 10 are reserved for those earning up to 30% AMI.

The Talia is being built on a 2.53-acre site at West Drake Drive and South Plainview Drive. Amenities include a theater room, fitness center, community laundry rooms, an indoor dog-washing room, a community room opening onto an outdoor patio, a walking path and a raised community garden.

Developer targets National Green Building Standard and Net Zero certification

The development is designed to achieve certification under the National Green Building Standard (NGBS) and as Net Zero.

Congressman credits his tax credit legislation for making the project possible

U.S. Rep. Darin LaHood (IL-16) attended the groundbreaking alongside Channahon Mayor Missey Moorman Schumacher. He said the project was made possible by his Affordable Housing Tax Credit Improvement Act and that he will keep advocating for legislation that helps more families access "an essential part of the American Dream."

Hume An, LAC Vice President and Regional Project Partner, credited Channahon officials and IHDA for their collaboration on the project.
