Chanhassen – November 02, 2026 -- Life Time (NYSE: LTH) and developer Dewitt Carolinas broke ground on Life Time Living at The Exchange Raleigh on Oct. 29, starting Phase Two of the 40-acre, $1 billion master-planned development in Midtown Raleigh. The residential tower is planned to open in 2028.
Tower pairs leased residences with an 80,000-square-foot athletic country club
Life Time Living is a vertically integrated tower of high-end multifamily residences for lease. It will be built together with a four-level, 80,000-square-foot Life Time athletic country club and a 40,000-square-foot rooftop beach club. The rooftop space will hold a leisure pool, a six-lane lap pool and four pickleball courts. Both clubs will be open to residents and to Life Time members.
Residences range from 610 to 2,040 square feet. Features include work-from-home spaces, a private dining room, a golf and game simulator room, and covered parking with EV charging. The building will receive NGBS Green and Fitwel certifications.
Phase Two adds up to 990,000 square feet of office space to the master plan
At completion, The Exchange Raleigh is designed to include:
- Up to 990,000 square feet of office space
- Up to 1,275 residential units
- 300 hotel rooms
- 125,000 square feet of retail and dining space
- Four acres of activated park space, out of seven acres of greenspace
Life Time's involvement in the project was announced in 2024. Consigli Construction is building the tower, and CEO Anthony Consigli described the project as a partnership with Dewitt Carolinas and Life Time.
Life Time extends its residential model to a market it entered in 2007
Life Time Executive Vice President Parham Javaheri said combining residences with athletic country clubs turns healthy living into something "built into everyday life." He called Raleigh an ideal market for the next stage of growth.
Life Time entered the Raleigh market in 2007 and now runs four athletic country clubs there: Cary (2007), Apex (2011), Raleigh (2015) and Alston Town Center (2026).
Life Time Living debuted in Coral Gables, Fla., in 2021. It now operates in Henderson, Nev.; Burlington, Mass.; and Stamford, Conn. Locations in King of Prussia, Pa., and Paradise Valley, Ariz., are slated to open next year. Each sits adjacent to or connected to a Life Time athletic country club.
Dewitt Carolinas CEO Todd Saieed called the groundbreaking the culmination of a decades-long vision for Midtown Raleigh. Waitlists are open for both the residences and the athletic club.
