AndX Launches $100M Tokenized Manila Land Offering

NEW YORK – – October 30, 2026 -- AndX Global has launched Manila One, a $100 million USD-denominated offering that tokenizes a 54-hectare, development-stage land project in Metro Manila and opens it to eligible retail and institutional investors in more than 190 countries.

The company says it is the first to tokenize a large-scale land development project and offer it globally from day one. The deal is originated in the Philippines and structured through a U.S.-based investment framework.

Offering pays 8% annual preferred return over a three-year term

The preferred return is 8% per year, simple and non-compounding, or 24% over the term. Investors also get an additional 100% return on investment tied to appreciation of the underlying land, subject to offering terms. The preferred return is not guaranteed.

Each token represents an economic interest in the project, with digital custody and blockchain-based recordkeeping. AndX says the tokens are priced for a low minimum investment.

Appraisal values the waterfront site at more than $200 million

The land lies about 5 kilometers from Bonifacio Global City, Metro Manila's leading business district. Cuervo Valuers & Advisory, Inc. put the indicated land value at more than $200 million in an appraisal dated February 3, 2026. That is more than double the offering size.

Proceeds will fund horizontal development: roads, utilities, drainage and other core infrastructure. The work prepares the site for future residential, commercial and mixed-use construction. A later phase is planned to include affordable housing.

ARC Pacific's Jack Rodriguez sponsors; Hudson Yards veteran advises

Jack Rodriguez, President of ARC Pacific Development, Inc., is the project sponsor. Romel C. Cañete advises the project. Cañete evaluated developer bids for more than 40 million square feet of mixed-use development over Manhattan's West Side rail yards, the area that became Hudson Yards.

AndX provides the technology, tokenization, exchange, custody, payments and distribution infrastructure. CEO Viru Raparthi said, "Tokenization without liquidity is simply digitized illiquidity." He added that AndX intends to apply the same end-to-end model to other asset classes.

Secondary trading on AndX exchanges remains unconfirmed

The offering is designed for secondary trading on regulated AndX exchanges globally, so holders are not locked into a multi-year private investment. AndX states that any secondary trading depends on securities laws, regulatory approvals, transfer restrictions and the availability of an appropriate venue. U.S. securities-related activities will run through registered entities, and investors face possible loss of principal.
