Sotheby's Ionian Data Shows 9% Median Discount on €200M Sales

ATHENS – October 28, 2026 -- Greece Sotheby's International Realty has published closed-transaction data for the Ionian prime market, covering €200.8 million of completed sales on Corfu, Paxos, Lefkada and Kefalonia since 2018, including six sales above €10 million. The report, titled The Prime and Super-Prime Ionian Property Market, relies on sales the firm brokered itself rather than on asking prices.

Corfu accounts for €138.3 million of the firm's Ionian sales, five of them above €10 million

The Corfu record includes the island's two highest residential sales: a Kassiopi property sold in 2024 for more than €15 million and a Nissaki property sold in 2026 for between €14 million and €15 million. On Paxos, the firm completed the three highest prices ever paid on the island, the first just above €5 million. It also holds the highest-value sale on both Lefkada and Kefalonia. Its Private Office closed the Lefkada deal, at around €11 million, in 2024.

Price per square metre climbs from €5,900 to €10,900 as deal size rises

The analysis covers sales of €1 million and above, using medians. The Ionian median sale price is €2.4 million, and €3.0 million in Corfu for a five- or six-bedroom home. Sales of €1–2 million average around €5,900 per m2, those of €2–5 million around €8,500 and those above €5 million around €10,900.

Homes above €5 million are almost without exception on the water. Per-m2 prices start at around €4,000 and exceed €23,000 for a waterfront house on Paxos. The Corfu high is above €15,500 per m2.

Buyers negotiate a median 9% off asking price and take nine months to agree

More than half of the homes sold within 10% of the asking price, and one in eight sold at full ask. The discount narrows to about 5% on Paxos and in the €1–2 million band, where comparable sales are plentiful. It widens on Lefkada and Kefalonia, where asking prices are still often exploratory.

The median time from listing to agreement is nine months, with completion taking a further five. From first viewing to agreement, the median is under three weeks.

British buyers account for 56% of Ionian sales by number and by value

Germans are second at 15%, among fourteen nationalities in total. The median buyer is 53 years old, and most buy for family use rather than yield.

Spyros Analytis, the firm's Head of Sales for the Ionian, said "a market that runs on asking prices and hearsay serves neither the seller nor the buyer." CEO Savvas Savvaidis said publishing completed transactions gives owners and buyers evidence they previously lacked.

The figures are rounded medians. No individual property or client is identified. The full report and an interview with Analytis are available on the firm's Intelligence Hub.
