Newmark Launches IOS Practice as Outdoor Storage Rents Jump 123%

New York – October 19, 2026 -- Newmark has launched a dedicated Industrial Outdoor Storage (IOS) specialty practice, targeting a property type whose rents rose 123% between 2020 and 2025, more than double the growth of bulk warehouse space.

The group brings together advisors from across the U.S. and Canada to serve owners and occupiers of truck terminals, fleet parking facilities, storage yards, industrial service facilities and related outdoor logistics assets. It will offer integrated landlord and tenant representation and work with Newmark's Industrial & Logistics Capital Markets business on investment sales, debt and financing, M&A advisory and sale-leaseback transactions.

Practice is led by two Executive Managing Directors and four senior brokers

Executive Managing Directors Adam Petrillo and Jerry Hopkins lead the practice. Senior Managing Director Reid Halverson and Managing Directors Steve Korfiatis, Mike Viehmann and Cam Warren complete the leadership group. Newmark's IOS specialists have already advised on a sale-leaseback of a 15-property, 1.53 million-square-foot national IOS portfolio.

Newmark research shows IOS vacancy at 5.8%, versus 7.4% for the overall industrial market

Newmark's "Lots to Gain" research report identifies IOS as one of the strongest-performing segments in industrial real estate. Midyear 2026 vacancy measures show IOS as the tightest niche sector in the industrial market at 5.8%, compared with 7.4% for industrial overall.

The sector spans an estimated 1.4 million acres across the United States. Supply of well-located sites remains constrained by zoning and entitlement challenges, which is fueling investor demand and pushing IOS toward an increasingly institutionalized asset class, according to the report.

Capital markets executives cite integration of leasing, tenant representation and M&A

Jack Fraker, President and Global Head of Industrial & Logistics, Capital Markets, said IOS has evolved from a fragmented niche into a critical component of modern supply chains, with rent growth significantly outpacing traditional bulk warehouse space.

Stephen Bailey, Vice Chairman and Co-Head of Texas Capital Markets, said IOS has become a meaningful part of Newmark's capital markets business. The new practice allows the firm to integrate that work with agency leasing, tenant representation, owner-occupier solutions and corporate M&A advisory nationwide.

Viehmann said the facilities serve transportation fleets, construction and infrastructure companies, equipment operators and logistics providers. Halverson said connecting professionals across key markets gives clients insight drawn from leasing, ownership and investment activity throughout the sector.
